i just went through all that. when i bought this one in toledo, i had to come up with 3 percent, as if i had none, because the other is over a hundred miles away, then i refinanced the other at a lower rate, still staying with FHA even though i got this on FHA becouse its over a hundred miles away, (100 miles being a theme) now im broke with 2 houses. one i love and the other im destine to live in and love.. eventually.
the other house now has a floor, or most of a floor in the laundry room, when thats is finished, i can put in the door to the utility room, hang the drywall, tape and mud that, paint it all, put in a final coat of wood for the floor, put down the lanolium, (sp) add the trim and she is sorted. then i intend to rent one of those hard wood floor sanders from the home depot and redo the floors in the living room, hall and family room. that wont take a ton of time, but the fact is i only get a day every two or three weeks to do it, so the project is becoming very drawn out now, ive long sense tired of it. but still am excited about getting it done. we had that place up for 145k the last time. when im done it goes up for 175k and stays till it sells.
or the pastor asked to rent it, and we said for him, being a pastor and all we would consider it. so if he rents then ill keep it till its over. then replace the carpet and back to 175K again.

not that you care, but i figured i would spend some time typing that all that fell out.

 

Hire some high school kids to do the work, then pay them in life experience, it would be shitty quality but who cares if your selling it.

See if you get some sort of tax break by renting to a church leader. Maybe the property can be classified as a parsonage or something during his time there.

so i have a huge hornet nest on the eave of my house in delphi, its about 25 feet up to it. directly above a bedroom window
we tried spraying "raid wasp and hornet" from the window, about 5 feet from the nest, but it went the way of the wind, and the window opening and closing really pissed of the hornets who came out to sting... with a purpose

i replaced the idler pulley in the maxima, it turns out it was the alternator that sounds like it bailing hay
the new alternator is 159 bucks, thats bad but not awful, i had it budgeted at about 200
but then i found out i had to take out the air conditioner compressor
and the fan,
and the air intake
and the ... wait no thats all
but back in the day, the alternator was a 15 min repair and your dog could do it

so its a weekender now....
